How we price a job
Roof rejuvenation is a simple business, and we like it that way. It's one product and one kind of labor, priced by the square footage of your roof. That's it.
There are no tiers to pick from and no add-ons to talk you into. The tune-up is part of the job, not an upsell. The size of the roof sets most of the price, and a few other things nudge it up or down.
Roof square footage isn't the same as your home's square footage. Overhangs, porches, garages and the slope of the roof all add area. That's why a 1,500 square foot house can have a lot more than 1,500 square feet of roof. Our instant estimate measures the actual roof from satellite data, so you don't have to guess.
What changes the price
Two roofs with the same square footage can still price a little differently. These are the things that move the number:
- Roof size. More square feet means more product and more time. This is the big one.
- Pitch. A steep roof is slower to work on and takes more safety gear.
- Stories. A two-story house means taller ladders and more time moving around.
- Condition. The shingles have to qualify for treatment at all. The free assessment settles that.
What doesn't change it: how big your house is on paper or what it's worth. We price the roof.
Rejuvenation vs. a new roof, on cost
| Item | Roof rejuvenation | New roof |
|---|---|---|
| Typical cost | Usually around 20% of replacement | Often $20,000 to $25,000 or more locally |
| Time on site | One afternoon for a typical house | Longer, with the old roof torn off first |
| What the money buys | Up to about 5 more years per treatment | A whole new roof |
| Spending again | Re-treat about every 5 years, up to about 15 extra years total | Not until the next replacement |
| Small repairs | Tune-up included in the price | Not needed, everything is new |
Think in cost per year
Here's a simple way to look at it. Take the price of a new roof and the price of a treatment, and ask what each one buys you.
A new roof buys a full fresh start, and you pay for all of it on day one. A treatment gets a sound roof up to about 5 more years, usually for around 20% of that cost. Repeat it, and a roof can get up to about 15 extra years in total.
Neither answer is right for every house. If your shingles still have life in them, replacing them now means paying early. If they don't, treatment money is wasted. Our rejuvenation vs. replacement page lays out when each one wins.
Get a price range online
If you want a number before anyone comes out, use the instant roof estimate. Type in your address. The tool uses satellite data to measure your roof, then shows you a price range.
That range is a starting point. The final price comes after the owner sees the roof in person at the free roof assessment, because a satellite image can't show soft spots, cracked shingles or how well the shingles bend. Those decide whether treatment makes sense at all.
Spending around 20% of a new roof on a roof that's already failing is wasted money. If your roof is past saving, we'll tell you before you spend a dime with us.
What's included
Every job price covers the whole thing, start to finish:
- The free roof assessment, with a straight answer on whether treatment fits
- A roof tune-up: securing loose shingles, re-sealing flashings and fixing nail pops
- The APEX-1132 treatment, sprayed across the whole shingle roof
- A 5-year transferable warranty on the treatment, with the written terms given to you before work starts

The money you don't see on the quote
Price isn't the only number worth watching. Two others can matter just as much.
Insurance. Some insurance companies in North Carolina are dropping homes with older roofs at renewal, or charging them more. Records of a tune-up and treatment can help an older roof get through an inspection. We can't promise what your carrier will do, so ask your agent. More in aging roofs and homeowners insurance.
Selling. A buyer's inspector will notice dry, tired shingles. The warranty on each treatment is transferable, which can help when you list. Read selling a home with an older roof.
Try it with your own quote
A rough guide only. Rejuvenation usually runs around 20% of a replacement quote. Your real price depends on the roof's size, pitch and condition, and you get it after the free assessment.
Common questions
How much does roof rejuvenation cost per square foot?
We price by square footage, but we don't post one flat rate. Pitch and stories change the number from roof to roof, and the roof has to qualify first. The instant estimate gives you a range for your address, and we set the final price after the free assessment.
Is roof rejuvenation cheaper than a new roof?
Yes, by a lot. It usually costs around 20% of replacement, which works out to up to 80% less. In this area a new roof often costs $20,000 to $25,000 or more. The trade-off is that a treatment adds up to about 5 years, while a new roof starts over.
Is the roof assessment really free?
Yes. It's free, and you're under no obligation. The owner gets on the roof, looks over the shingles, the flashing and the granule loss, and tests how well the shingles bend. Then he tells you if treatment fits. If it doesn't, you've lost nothing but a little time, and you'll know where your roof stands.
Is the tune-up extra?
No. It's part of every treatment. The small repairs, like loose shingles, nail pops and worn flashing sealant, get done before we spray and are built into the price. Bigger problems like soft decking mean the roof isn't a candidate yet, and we'll say so.
