Roof treatment in Ramseur, 25 minutes from our base

We work in Ramseur and the country around it. From our base on US 220, we head up Zoo Parkway, the road to the North Carolina Zoo, and pick up US 64 east. It's about 17 miles and around 25 minutes.

Here's what a Ramseur job includes:

  1. A free roof assessment, done by the owner up on the roof, not from the driveway.
  2. A tune-up for the small stuff: lifted shingles, tired flashing seals and nail pops.
  3. Roof rejuvenation with APEX-1132, a soy-based treatment that works its way into dried-out shingles.

If you want a price range first, the instant estimate works from satellite measurements of your roof.

Ramseur's houses are older than most

Ramseur began as a river settlement called Allen's Fall. In 1848 the Deep River Manufacturing Company was formed there. By 1850 a brick cotton mill was running, and eight houses had been built for its workers. The mill later became Columbia Manufacturing Company, and the village was renamed for Confederate general Stephen Dodson Ramseur. The town was incorporated in 1895. Columbia Manufacturing closed in December 1962, and the old mill is gone now.

Census Bureau estimates show how old the housing runs. The median Ramseur home was built around 1973, the oldest of any town we serve. Nearly 1 in 5 homes went up before 1940. The 1970s were the busiest decade, at roughly a quarter of all homes.

For a roof, that age cuts two ways. Most of these houses are long past their first set of shingles. The roof up there today could be fairly new or near its end. We find out by looking, not guessing. If yours is 3-tab, read our 3-tab shingle page before you call.

Rentals, renewals and the roof nobody checks

More than half of Ramseur's homes are rented, per Census estimates. A rental roof can go years without anyone looking at it. Tenants usually notice a ceiling stain long after the shingles started drying out.

If you own a rental here, ask us for a written record of the tune-up and treatment for your insurance agent. That kind of record can help when your insurance carrier asks about an aging roof at renewal. It can't promise the outcome. Your agent can tell you what paperwork they'd want. Our page on insurance and roof age covers the questions carriers tend to ask. Owners with several houses should see property managers and landlords.

Some old roofs are done

If shingles are cracked through, curled hard or missing across a slope, treatment won't bring them back. A roof like that needs replacing. You'll hear that at the assessment.

Before the assessment

A little homework makes the assessment more useful, especially on an older Ramseur house:

  • Dig out any paperwork from the last re-roof. A receipt or a permit date tells us roughly how old the shingles are.
  • Make a note of any spot where you've seen water inside, even once.
  • If your insurance company sent a letter about roof age, keep it handy.
  • Clear a path to the side of the house where the ladder will go.

None of this is required. We still judge the roof by what we see up there. It just gives us the full story.

The Deep River trail and the towns nearby

The Deep River State Trail runs between Ramseur and Franklinville. Parts of the 1968 movie Killers Three were filmed around Ramseur and Coleridge, with locals cast as extras. River country means trees, and trees mean leaves in the gutters every fall.

That matters more than it sounds. Leaves hide the granules your shingles shed. A gutter full of granules is one of the clearest signs a roof is drying out, and leaf litter covers it up. If your gutters always fill with leaves, ask us to check the downspouts during the assessment. Our granule loss page shows what we look for.

Nearby, we also cover Liberty to the north, Seagrove to the south and Asheboro to the west.

Common questions

Which way do you come out to Ramseur, and how long does it take?

From our base on US 220, we take Zoo Parkway to US 64 and head east. That's about 17 miles, or roughly 25 minutes. From downtown Asheboro it's closer to 10 miles. Ramseur is well inside our range, and the assessment costs you nothing.

I rent out a house in Ramseur. Is treatment worth it on a rental?

It can be. On a rental roof that's aging but sound, each round of treatment can stretch its life by up to about 5 years, for roughly a fifth of the price of a new roof. You can also ask us for a written record of the work, which can help if your carrier asks about roof age. Check with your agent on what they accept.

Do you also go out past Ramseur, toward Coleridge or Staley?

Yes. Coleridge, Staley and Franklinville all sit well inside our roughly 40-mile range from Asheboro. Give us the address when you call (336) 523-0113, and we'll set up the free assessment.
