How the price is set
We keep pricing simple. One product, one labor code, priced by square footage. A bigger roof costs more and a smaller one costs less.
A few other things can move the number:
- How steep the roof is
- How many stories the house has
- Whether the roof qualifies at all, which the assessment decides
The tune-up is part of the job, not an add-on. Before the treatment goes on, we secure loose shingles, re-seal flashings and fix nail pops. The roof tune-up page shows what that covers.

Our instant roof estimate measures your roof from satellite data. Type in your address and a price range comes up on the screen. The final price comes after the owner looks at the roof in person.
That visit is the free roof assessment. No cost, no obligation. If your roof turns out to need replacing, you'll hear that, and the treatment price won't matter. For the longer version of this answer, see roof rejuvenation cost.
The numbers on this page are ranges. Your roof's size and condition set the real price, and you get it after the assessment.
More questions
Is roof rejuvenation worth the money?
It can be, if your roof is aging but still sound. You pay a fraction of replacement and can get up to about 5 more years per treatment. If your roof is near the end, it isn't worth it, and we'll say so. Compare both options on rejuvenation vs. replacement.
Do you charge for the roof assessment?
No. The assessment is free and there's no obligation. We check your shingles, granule loss, flexibility and flashing, then tell you whether treatment makes sense.
Is the tune-up extra?
No. The tune-up is included with treatment. Securing loose shingles, re-sealing flashings and fixing nail pops all happen before we spray.
