Where roofs trip up a sale
Buyers hire inspectors, and inspectors look hard at roofs. Faded shingles, granules in the gutters and curled edges all end up in the report. Even when the roof still works, those notes make buyers nervous.
Then the questions start. How old is the roof? How long does it have left? Can I get insurance on it? Those questions can turn into repair requests or a lower offer.
How listing prep works
- 01Free assessment
The owner looks at the roof himself and tells you plainly if it's a candidate. If it isn't, you'll know before the buyer's inspector says so.
- 02Tune-up
Loose shingles get secured, flashings get resealed and nail pops get fixed. Those are the small items inspectors tend to flag.
- 03Treatment
The treatment is sprayed on and soaks into the shingles. For a typical house, it's done in one afternoon.
- 04Warranty and records
Each treatment comes with a 5-year transferable warranty, and we give the seller the written terms before work starts. Sellers can also ask us for a written record of the work.
Quick on the roof, so plan for the weather
The job itself moves fast. At 70 to 80°F and 50% humidity, the treatment is tack free in about 30 minutes and ready for foot traffic in about an hour. Full cure takes 1 to 2 hours.
What nobody controls is the weather. The product can't go on in rain or freezing temps. So don't wait until the week before listing photos. Call when the seller signs, and leave room for a rain delay.
Treat it or replace it before listing
A quick side-by-side. There's more on rejuvenation vs. replacement.
| Item | Treat the roof | Replace the roof |
|---|---|---|
| Typical cost | Usually around 20% of replacement | Often $20,000 to $25,000 or more around Asheboro |
| Time on site | Hours, usually one afternoon | Days |
| Warranty for the buyer | 5-year transferable | Depends on the roofer and shingle maker |
| Best for | Aging roofs that are still sound | Roofs at the end of their life |
If a roof is past saving, we'll tell you and your seller. Treating a failing roof to get through a sale helps nobody, and we won't do it.

Common questions
Will a treated roof pass a home inspection?
No one can promise how an inspector will write up a roof. The tune-up fixes small items inspectors often flag, and the treatment helps aging shingles stay flexible. That can help. A roof at the end of its life will still read that way, and we'll say so up front.
Can rejuvenation be done after we're under contract?
Sometimes, if the timing and weather work. The job itself takes hours. But the buyer's inspection may already be done, and both sides may need to agree on the work. It's simpler to do it before you list.
Does the roof warranty transfer to the buyer?
Yes. Each treatment comes with a 5-year transferable warranty, and we give the seller the written terms before work starts. Ask us how the transfer works well before closing.
What does it cost to treat a listing's roof?
Price is based on the roof's square footage. A treatment usually costs around 20% of a replacement. For a ballpark, sellers can use the instant roof estimate. The final price comes after the free assessment.
